All overnight vehicles parked in the Condo parking lot must have a current hang tag or be properly registered within the parking database at NPM Parking with a current county and/or state inspection sticker. Any vehicle parked in the fire lanes will be towed. Association fees must be current to keep a parking permit and use the common area.
No commercial vehicles are permitted.

Trash is picked up every Tuesday and Friday. Recycling is picked up every Friday. Contact Patriot Disposal at (703) 257-7100 for a trash container or recycle bin or to schedule a bulk pick up. Do not store trash on the patio, deck, porch stoop, or hallways.
Please keep the community looking good, and please pick up loose trash. Heavy-duty black bags are recommended. DO NOT PUT TRASH CURBSIDE PRIOR TO 6 PM ON THE NIGHT BEFORE THE SCHEDULED PICK-UP DAY. TRASH CONTAINERS MUST BE IMMEDIATELY STORED OUT OF SIGHT AFTER USE. THANK YOU!
In an effort to ensure that each resident has complied with the town and community's rules and regulations that have been established over the years to protect the community's standards and quality of life expected by all residents of the community, the management company will conduct random maintenance inspections each year, and violation notices will be mailed.
DOG OWNERS, PICK UP AFTER YOUR PET! There are five dog stations located on the perimeter of the community for your convenience. Please use them. Only one pet (one dog or one cat) is permitted in each unit without approval. Loudoun County law requires all pets to be on a leash at all times.
Owners must pick up after the pet and dispose of the waste properly. All pets must be properly inoculated.
Charcoal and propane grills are strictly prohibited on balconies or patios. Electric grills only.
No storage on decks and patios. No decorative objects may be placed in the common area. Neither landscape lights nor bird feeders are allowed.
Each resident is responsible for reporting or repairing water leaks. Please familiarize yourself with the locations of the shut-off valves inside your unit in case of an emergency. If there is a leak in your unit, call a plumber to repair the leak.
If another unit is leaking into your unit, contact that owner and let them know there is a leak. The unit causing the leak is responsible for repairing any damage.
Water/sewer is included in the monthly association fees. Please be sure there are no leaks in the sink and tub faucets. Repair all leaks right away. Check to make sure the water in the toilet bowl does not move at all after it is flushed. Repair toilet flappers as needed.
If there is a leak from another unit, please contact that owner right away to report the leak.
Change furnace filters every 60 days. Do not store items in your utility closet (fire hazard). Check for leaks on a regular basis. Keep smoke detectors in good working condition. Inspect the water heater and other appliances on a regular basis. No water should be in the bottom catch pan.
Front doors must be clean and free from dirt. No storage on the deck, porch stoop, utility closets, and patios. Report hallway light bulb outages to management. It is the owner's responsibility to clean, repair and maintain the fireplace.
Please remember that you must complete an ARC request form prior to installing a satellite dish. Only one satellite dish per unit.
Your association fees pay for trash and recycling pick up, street lights and hallway electricity, water, the Association's master insurance policy, snow removal, landscaping maintenance, and general repair and maintenance of the exterior components for each building.
Also, a portion of the monthly association dues is used to fund the reserve account, which will establish long-term funds to replace asphalt, concrete sidewalks, curbs, gutters, signs, and exterior components (roof, siding).
The Association maintains a master insurance policy with Preferred Insurance Services for the buildings and general liability. But you need insurance for your condominium. Be sure you have HO-6 insurance.
Contact your insurance agent, and let them know there are two deductibles for the Master Policy: $25,000 and $50,000. Please see the Master Insurance Notice here.
According to the governing documents, all rooms over another unit must have carpet and padding.
Each year, the Association cleans the vents, and $50 is automatically assessed to your account as part of a Policy Resolution.
Nothing may be installed on the grassy common area, siding, decks, or any part of the building. No storage on the patio, deck, or front porch stoop.
If you want to install a storm door, satellite dish, or door hardware, you are required to complete an ARC application prior to the installation. Items may be removed without prior notice.
Do not handle or knock the sprinkler heads. If you notice a drip from the fire sprinkler head in your unit, call management.
The pool and clubhouse are managed by SFMC. To inquire about pool passes (required for pool use) or to reserve the clubhouse for a private event, contact SFMC directly at (703) 392-6006.
A great way to meet your neighbors and make new friends is to attend a Board of Directors meeting. The meeting will give you an opportunity to voice your comments and concerns. From time to time a Newsflash or Newsletter will be mailed providing community updates and meeting schedules.
Board meetings are scheduled for the 2nd Wednesday in January, March, May, July, September, and November at the clubhouse.
